Some personal experiences on being the buyers agent on dozens of new construction homes:
I would say that about 1 out of 30 homes had SERIOUS problems -- if it wasn't for the buyer taking my advice and getting a 3rd party inspection they may never of found the problems. One home needed to have the ENTIRE side of the house taken all apart (and part of the roof as well!) -- at least the builder paid for the 4 weeks motel for the buyers as well as did the repair (re-build) work in a very professional manner. One home needed $60,000 of repairs!!! (seller-builder paid!!!)
One home needed to have the entire Spanish tile roof replaced!!! (buyer cancelled deal after builder said "NO i will not do anything--- someone else will buy it and not get an inspection) !!!
Here is a good one!... One of the brand new homes that I bought as my personal residence had the counter top coming apart in the first week!... the builder said the warranty was void if the counter top had ever had any water on it!... I complained all the way to the top of the company (they know that i'm a REALTOR and that i have many clients buying their homes!)... it took me 6 months but i finally got them to agree to replace it...
